The object will be sold in an online auction held on the website www.huutokaupat.com from 21.8.2026 to 8.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8.9.2026 at 18.00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and will be sold by the enforcement officer by way of private sale, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will notify the person who made the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price at once.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will thereafter be charged; it is currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of 3% on their own initiative before applying for registration of title, and no later than six months from the date of signing the deed of sale. The buyer is responsible for the title registration costs and the transfer tax.

The State has a pre-emption right in the sale of the property if the acquisition is necessary to ensure national defence, border control or border security, or to safeguard territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).

Foreign persons defined by law may acquire property in the territory of the State of Finland only if a permit is granted for the acquisition (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

The enforcement officer separately decides whether the highest bid will be accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

If bidding via the Huutokaupat.com service is not possible, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid in the bidding system. The bid must be submitted in writing to the Enforcement Service no later than 4.9.2026 at 12.00 to the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms as for the online auction apply. The written bid must be signed and must include the bidder’s contact details, the maximum amount of the bid, and the number of the object in the Huutokaupat.com service to which the bid relates.
