The property consists of an approx. 75.56 ha parcel from property 698-401-23-180; the parcel boundaries are as shown on map appendix 2.
Total timber volume approx. 5,954 m3, of which approx. 5,550 m3 is on forest land, including approx. 2,927 m3 in mature thinning stands (approx. 21.4 ha), approx. 2,189 m3 in young thinning stands (approx. 21.3 ha) and approx. 184 m3 in mature regeneration stands (approx. 1.4 ha). In addition, there is approx. 1.7 ha of T1 sapling stand. At present there is approx. 1,000 m3 of saw timber, of which approx. 920 m3 is pine saw timber and approx. 61 m3 spruce saw timber; on non-forest land there is approx. 17 m3 pine saw timber. The stand is almost entirely in well-growing thinning stands. The timber has grown since the forest property assessment for the 2026 growing season was prepared.
The property includes approx. 45.8 ha of forest land, of which approx. 10 ha are fertile fresh (MT) sites and approx. 35.8 ha are dryish (VT) sites. Average standing volume on forest land is approx. 115 m3/ha. The Tuomivaara areas are almost entirely hard mineral soils and the top of Tuomivaara includes fine rocky and boulder-strewn areas. Around Tuomilampi there is partly open and gently rolling mire habitat. The property borders the railway on the north-western boundary.
The property includes both ponds, the so-called “Tuomilampi” in full and the so-called Välilampi almost entirely. Välilampi is named by the seller and the name does not appear on maps. Both pond areas are regulated, and the original Tuomilampi is small on the map. The current “Tuomilampi” has a regulation dam that can be used to adjust the water level. The regulation dam and control monk at Välilampi remain with the seller; the need for regulation is approx. 35 cm in autumn for approx. 1.5–2 months. The regulation of Välilampi is used to manage the autumn drawdown of the fish farming pond on the seller’s retained holding. The upper limit of the Välilampi regulation is marked with a red HW board attached to the front side of the Välilampi control monk that remains with the seller (HW = High Water). The regulation of Välilampi does not affect Tuomilampi; the buyer may regulate it if desired. Any excess water from Tuomilampi flows via Välilampi to the fish farming pond, and that is intentional. Excess water may also flow along the ditch discharging beside the barrier to Välilampi, which is also intended.
The Finnish Environment Institute (SYKE) assessed the rock type in two locations within the property area in 2005: in one observation the rock type was 80% quartzite and 20% biotite gneiss, with a strength classification of medium-strong rock. In the other assessment location the rock type was 90% mica schist and 10% quartz, with a strength classification of massive rock. There are no valid soil extraction permits on the property. There are three fixed ancient monuments in the property area; more details are given below.
Such an excellently accessible and versatile investment property is not often available this close to Rovaniemi city centre. In terms of location and features, it has many kinds of potential! It is easy to visit the site on the ground; there is a barrier at the beginning of the private Tuomivaara road within the property area. INFORMATION RELATED TO THE FOREST PROPERTY ASSESSMENT
A forest property assessment was prepared for the property on 12 December 2025 by Lapin Metsäpalvelut Oy, Juho Mäcklin. The assessment was based on field visits in 2019 and 2025. The timber has grown since the assessment was prepared for the 2026 growing season.
According to the forest property assessment, the total timber volume is n. 5,954 m3, of which approx. 5,300 m3 is on forest land.
The timber on forest land (approx. 5,300 m3) is divided as follows:
- approx. 2,927 m3 in mature thinning stands (03) (21.7 ha)
- approx. 2,189 m3 in young thinning stands (02) (approx. 21.3 ha)
- approx. 184 m3 in mature stands ready for regeneration (04) (approx. 1.7 ha)
- in addition, approx. 1.7 ha of T1 sapling stands
The timber (5,300 m3) is divided into timber assortments:
- approx. 3,090 m3 pine pulpwood
- approx. 920 m3 pine saw timber
- approx. 507 m3 spruce pulpwood
- approx. 61 m3 spruce saw timber
- approx. 720 m3 birch pulpwood
According to the forest property assessment, the forest land is approx. 45.8 ha and is almost entirely hard mineral soil.
The property also includes approx. 12.5 ha of low-productivity land and approx. 9.4 ha of wasteland.
The surface area of the water area included in the property varies depending on the regulation situation of Tuomilampi and Välilampi. The regulation dam of “Tuomilampi” belongs to the buyer and the dam and control monk of “Välilampi” belong to the seller.

ROAD INFORMATION
The property parcel is very easily accessible, with road access all the way. From Rovaniemi city centre, drive approx. 7.6 km towards Kemi, then turn right onto Imarintie. Drive along Imarintie for approx. 3.6 km and turn left onto the private Tuomivaara road, drive approx. 200 metres and you will arrive at the property.
Imarintie is maintained by the Finnish Transport Infrastructure Agency and does not cause any costs to the buyer.
The private Tuomivaara road that runs through the property is a private road with a functioning road association. Costs arising from the Tuomivaara private road are borne by the member properties of the road association, including the property being sold.

NEW ALIGNMENT / IMPROVEMENT OF HIGHWAY 4 BETWEEN HIRVAS-ALAKORKALO-ROVANIEMI
The general plan for the new alignment of Highway 4 between Hirvas and Alakorkalo was put on display by the Finnish Transport Infrastructure Agency from 10 December 2025 to 9 January 2026.
The preparation of the general plan for the new alignment of Highway 4 between Hirvas and Alakorkalo started in 2025 and the drafts were presented at a public event in winter 2026. A road plan is currently being prepared for the Hirvas–Alakorkalo section, and this will be carried out in 2026 and 2027. The timing of construction planning and implementation of the new Highway 4 is still open.
In the general plan, the new alignment of Highway 4 is planned close to the property, to the south of Tuomivaara, as shown on the general plan maps. In addition to the Highway 4 alignment, the general plan map shows a new road running from Imarintie towards Tuomijärvi, and this new road runs approx. 40 metres from the easternmost boundary marker of the property. The road plan preparation stage is now underway. The Lapland Economic Development Centre started preparing the road plan under the Act on the Transport System and Highways in March 2026. The aim is for the plan to be put on display in summer 2027 and for approval processing to take place in winter 2027. Construction may begin after approval and funding decisions.

The Välilampi dam and control monk are used to regulate the fish farming pond on the seller’s retained holding and Välilampi: the water level of Välilampi is not fixed but varies depending on how the seller’s retained Välilampi dam and control monk are used. The Välilampi dam and control monk will be used as required for the operation of the fish farming pond on the seller’s retained holding: among other things, in autumn the fish farming pond on the seller’s retained holding must be emptied, which causes changes in the water level of Välilampi in the property area. On the south side of the hill peninsula there is a Mesolithic Stone Age habitation site bordering a mire. The surface layer has partly been broken by harrowing. The area is fine sand under crushed rock.

The site is located about 9.5 km west-south-west of Rovaniemi church. At the location of a forest road running along a narrow strip of land on the north side of Tuomivaara there is a row of Mesolithic Stone Age find spots (a-d) over a distance of about one kilometre. The soil in the area is fine sand.

Confirmation of the boundaries of a fixed ancient monument and its protected area
Under section 4 of the Antiquities Act, a fixed ancient monument includes such land area as is necessary for preserving the remains and reserving the space necessary for the nature and extent of the remains around it. According to the section, this land area is called the protected area.
Under section 5 of the Antiquities Act, the Finnish Heritage Agency may confirm the boundaries of a fixed ancient monument and its protected area either on the application of the landowner or on its own initiative.
In addition, the Finnish Heritage Agency may confirm the boundaries of a monument and its protected area on the initiative of the Sámi Parliament in the Sámi homeland referred to in section 4 of the Act on the Sámi Parliament (974/1995) and on the initiative of the Skolt village meeting in the Skolt area referred to in section 2 of the Skolt Act (253/1995).
The matter concerning the determination of the fixed ancient monument and its protected area is initiated by a written application addressed to the Registry of the Finnish Heritage Agency.

If the bat observation causes problems for the buyer in logging or other contexts, the buyer has no right to claim a price reduction, compensation or cancellation of the transaction on that basis. The buyer is aware that the Highway 4 general plan presents a rock cutting next to Highway 4 on the southern hill of Tuomivaara, and that the rock cutting will become a landmark. The buyer is aware that the Highway 4 alignment and other related roads may still change in the future: if the plans change in any respect affecting the property, the buyer has no right to claim a price reduction, compensation or cancellation of the transaction as a result of such changes.
Near the start of the Tuomivaara private road, next to Imarintie, there is dog-sled activity on municipal land and the sound of barking dogs can be heard on the property.
The buyer is aware that on the neighbouring property 698-401-28-71, bordering the eastern boundary of the property for about 120 metres, there is a valid soil extraction permit for bedrock. The soil extraction permit is valid until 1 September 2030 and concerns 225,000 m3 of bedrock. The regulation activities of Tuomilampi and Välilampi have been in use for decades and were established in accordance with the existing provisions at the time. No new permits are applied for in connection with the sale.
