In northern Enontekiö, in an area where Lapland remains genuine and untouched, lies a little over a 30-hectare wilderness plot close to the road to Näkkälä. The area offers complete peace, wide views and nature that moves to its own rhythm.

The plot borders the Palojoki river. Waterways, forests and open fell nature create an exceptional landscape and several natural building sites, which are spaced out and provide privacy. Building requires a special permit decided by Enontekiö municipality. The seller does not guarantee that a permit will be granted. Road rights will be dealt with during the subdivision process; there is no road to the site.

With the sale, the buyer will receive 10.1 shares in the Enontekiö joint forest. The joint forest covers roughly 30,000 hectares of Lapland and provides significant rights to shareholders, including a small-game seasonal permit at a favourable price and the possibility of participating in bear hunting. A shareholder’s seasonal small-game permit costs €50 per hunting season. The permit allows hunting worth 30 game points. In addition, shareholder permits include the right to participate in bear hunting. A shareholder permit may be used by the shareholder and their family members who fall into inheritance tax class 1. Shareholder permits are allocated as follows: 0.1–5 shares entitle the holder to one shareholder hunting permit; 5.01–10 shares entitle the holder to two shareholder permits. The total property area is approximately 110 hectares and the subdivision for previously sold parcels is pending. Shares of common areas and special rights will transfer to the buyer proportionally to the areas, except for the joint-forest shares, which transfer as stated above.

The content of the rights attached to these shares is determined by applicable law, official regulations and decisions made by shareholder communities and other decision-making bodies. The seller does not comment on how the buyer of the plot may use the rights attached to the shares.

Lapin metsäkiinteistöt OY LKV is responsible for preparing the deed of sale and the necessary National Land Survey documentation and for organising the sale event. The buyer is responsible for transfer tax, title registration fee, subdivision costs and the auctioneer’s fee.
