Seized property in Myllykoski, Kouvola

The lot is sold by rising bids in an online auction held on the www.huutokaupat.com website between 24 June and 3 August 2026. Participation in the auction requires registration. The bidding period ends on 3 August 2026 at 12:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has recorded as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Offers made in the online auction are binding. If a made offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code. The buyer must then compensate the difference if the highest bid in a new sale is lower than the previous highest bid, plus the interest referred to in Chapter 5, Section 24(2) of the Enforcement Code. If a bid exceeds that amount, the buyer has no right to any surplus. The buyer must also cover the costs of the later sale, unless they are obtained from the surplus. The enforcement officer shall collect the said compensation from the deposit or other assets of the buyer if reasonably possible. Otherwise the compensation will be collected later by the enforcement officer's decision at the creditor's request.

If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic bid increment settings. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and the same terms apply to it as to bids in the online auction. The offer must be submitted no later than 31 July 2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.

If the highest bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The person who made the highest bid must state on whose behalf the bid was made; otherwise the bidder is considered the buyer. Notification of acceptance or rejection of a bid will always be given separately.

A maximum of six weeks' payment time may be granted for the remainder of the purchase price if necessary. Any payment period will be notified separately. If payment time is granted, annual interest shall be charged on the whole purchase price in accordance with Section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the specified time, the buyer shall pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.

The asset has been seized and will be sold by the enforcement officer by free sale, observing where applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item for sale.

The building has, among other things, been without heating, so the actual condition of structures and pipework is unknown. The building requires major renovation.

Connection to KSS Energia Oy: 3x25 A, remote meter. Electricity was disconnected on 7 January 2025. According to KSS Energia Oy's notification on 11 May 2026, there are arrears totalling €219.49. The connection can be transferred to the buyer after all arrears have been paid.

Connections to Kymen Vesi Oy for water, wastewater and stormwater.

The State has a right of pre-emption in the sale of the property if acquisition of the property is necessary to ensure national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 29 March 2019/469). Persons from outside the EU and EEA may acquire real estate in Finland only with a permit (Act on the Permit Requirement for Certain Real Estate Acquisitions 29 March 2019/470).
