Terms of Sale

The property will be sold in an online auction on www.huutokaupat.com from 13 July–18 August 2026. Participation requires registration. The deadline for submitting bids ends at 13:00 on 18 August 2026 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under chapter 5, section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and sold by private sale conducted by the enforcement officer in accordance with chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the offer can be accepted. If the offer can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears on the official account, the enforcement officer will issue a sales decision to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. Interest at an annual rate will be charged for the whole payment period from the sale date to the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, default interest will be charged thereafter at the current rate of 9.50%.


Buyer’s liabilities


On transfer of ownership the buyer must pay transfer tax of three per cent independently before applying for title and no later than six months after signing the deed. The buyer is responsible for the costs of title registration and transfer tax.


The State has a pre‑emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or to safeguard regional inviolability (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/469).


Foreign natural persons defined in law may acquire property in the territory of the State of Finland only if a permit is granted (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/470).


Object’s terms of sale


The object is sold in an online auction with incremental bidding on www.huutokaupat.com. The deadline for bids is 13:00 on 18 August 2026 (or 3 minutes after the last accepted bid).


If it is not possible to submit a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic increment system. The bid must be submitted in writing to the Enforcement Authority no later than 12:00 on 17 August 2026 to the address Utsökningsverket / Kemi operating unit, Valtakatu 28, 94100 Kemi. A written bid is binding and subject to the same conditions as online bids. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the object number on Huutokaupat.com to which the bid relates.


The property is seized and is sold privately by the enforcement officer in accordance with chapter 5, section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
