The property is sold in an online auction with bids on www.huutokaupat.com during 13 July–18 August 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 18 August 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 12 August 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer may also be submitted by the above deadline to the Enforcement Authority's Oulu office at Torikatu 34-40, 90100 Oulu. The office's customer service is open weekdays 08:00–16:15. The written offer must state the bidder's name, personal identity number / company registration number and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written purchase offer is responsible for ensuring the offer is received by the deadline. A written offer is binding and is subject to the same terms as bids in the online auction.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and will be sold privately by the bailiff in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the official account, the bailiff will issue the sales decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. In that case, annual interest will be charged on the whole purchase price for the payment period from the date of sale to the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, contractual late payment interest will thereafter be charged at the current rate of 9.50%.

Buyer’s liabilities

The sale includes a conditional water and sewage connection. To transfer the water connection into their name, the buyer must pay any arrears to the water company (Tyrnävän vesihuolto). Arrears on the connection amount to €96.34 as of 1 June 2026.

The sale includes a conditional electricity connection 3x25A. To transfer the electricity connection into their name, the buyer must pay any arrears to the electricity company (Oulun Seudun Sähkö). Arrears on the electricity supply amount to €1,300.58 as of 27 May 2026. The price of a new connection is €3,568.

The amounts due to service providers may change during the sale.

The buyer is responsible for any fees related to transferring the connection agreements.

When transferring ownership of the property, the buyer must pay the transfer tax of 3% on their own initiative before applying for title and no later than six months from the date of the sales contract. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right to acquire the property if its acquisition is necessary for national defence, border control or border security, or for the monitoring or safeguarding of territorial integrity (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).

Foreign persons defined in law may acquire real property in the territory of the State of Finland only if permission is granted (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

Object's terms of sale

The object is sold in an online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 18 August 2026 at 18:00 (or 3 minutes after the last accepted bid to the auction).

The bailiff reserves the right to end the sale or extend the sale period.

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written bid to the bailiff. The bid will be entered into the online auction as a maximum bid. The bid must be submitted in writing to the Enforcement Authority no later than 12 August 2026 at 16:15 at the address Ulosottolaitos / Enforcement Authority, PL 1, 00067 Ulosottolaitos or Ulosottolaitos / Oulu office, Torikatu 34-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid applies.
