Terms of Sale

The property will be sold in an online auction on www.huutokaupat.com during 26 June–15 July 2026. Participation in the auction requires registration. The deadline for submitting bids is 15 July 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The asset is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the account, the enforcement officer will issue the sales decision to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the date of the sales decision. In that case, annual interest is payable on the full purchase price for the entire payment period from the day of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest is charged thereafter, currently 9.50%.


Buyer's liabilities


The buyer must pay the transfer tax (3%) on the transfer of ownership of the property on their own initiative before applying for title and at the latest within six months of the conclusion of the contract. The buyer is responsible for the costs of title registration and transfer tax.


The state has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or to secure regional inviolability (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).


Certain foreign persons may acquire property in the territory of the State of Finland only if a permit is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).
