The property will be sold in an online auction on www.huutokaupat.com.

The online auction ends on 28 July 2026 at 18:00 or three minutes after the last accepted bid. Acceptance or non-acceptance of the highest bid will be decided separately.

Bids placed in the online auction are binding. If the highest bid is accepted, the bidder is obliged to pay the offered purchase price within the given payment period. Failure to pay the offered purchase price may give rise to buyer liability under Chapter 5, Section 25 of the Enforcement Code.

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's escrow account FI93 8129 9710 0163 61. The deposit cannot be paid by credit card.

If necessary, up to four weeks' payment time may be granted for the remaining purchase price. Payment terms must be agreed separately. If an extension is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the sale date until the payment deadline.

If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as the maximum bid in accordance with the automatic increase mechanism. A written purchase offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer applies.

The property is seized and will be sold by the enforcement officer by free sale, observing where applicable the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents. The sales prospectus is indicative and not a comprehensive description of the property. Buyers should therefore inspect the property before making an offer.

The transfer tax is 3% of the purchase price. The buyer is responsible for the costs of title registration and the transfer tax. The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax proactively no later than when applying for title registration, unless exempt from the tax.

The buyer will acquire ownership and the deed of sale will be handed over to the buyer only when the sale has become final and the purchase price has been paid in full.
