Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. One may also participate in the auction in person by submitting an offer to the seller on site. The seller and buyer undertake to record all offers in the system. The bidder accepts these sale terms when placing a bid.

Viewing the property

Before making an offer, the bidder is obliged to inspect the property, documents and records. The buyer cannot later rely on any matter that could have been observed during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that can be assumed to affect the transaction.

Conclusion of the sale


The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price must be paid one week before the contract signing to the account designated by the City of Kemijärvi. The buyer pays the certification fee. The deed will be prepared by the City of Kemijärvi, which will cover its costs.

In accordance with the city’s rules, the highest offer will be submitted to the Kemijärvi City Board for decision, after which the offer will be accepted or rejected.

The sale will be submitted to the City Board for decision in August 2026.

Other costs
The buyer is fully responsible for the parcel’s partitioning costs and any zoning changes, at their own expense.
The buyer is responsible for the transfer tax according to applicable tax practice (3%).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the transaction.
