Specific terms of sale
The property will be sold by online auction with rising bids on the website www.huutokaupat.com during 11 June 2026012 July 2026. Participation in the auction requires registration. The bidding period ends at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has registered as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
The Enforcement Authority reserves the right to end the sale or extend the sale period.
Buyers liability to pay
Bids made in the online auction are binding. If an accepted bid is approved, the bidder is obligated to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyers liability under section 25 of chapter 5 of the Act on Enforcement Procedures.
Payment terms
The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authoritys official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be considered the purchaser.
If necessary, up to six weeks extension of time for payment may be granted for the balance of the purchase price. Any extension will be notified separately. If an extension is granted, annual interest under section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed extension period from the date of sale until the end of the payment period.
If no extension is granted, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the specified time, the buyer must pay default interest under section 4(1) of the Interest Act on the whole purchase price until the purchase price has been paid or a new sale has been completed.
Buyers obligations and rights to be transferred
The buyer is responsible for any costs arising from the transfer of connection agreements.
Encumbrances
Existing pledges on the property to be sold will lapse and mortgages will remain in force.
Electronic mortgage deeds will be transferred to the buyer or the buyers nominee.
Application for title and payment of transfer tax
The buyer must apply for title to the acquired property within six months of the date of the deed of sale. The buyer must pay the transfer tax on his or her own initiative no later than when applying for title. The transfer tax is 3 per cent of the purchase price.
If, at the buyers request, an application for title is initiated by the enforcement officer in connection with the property transfer notice, the transfer tax declaration must be made and the transfer tax paid on the same day that the property transfer notice is sent.
Eviction
If the debtor continues to occupy the sold premises or stores goods there, the buyer has the right to request official assistance from the enforcement officer to carry out eviction after the buyer has paid the purchase price. The eviction will follow, where applicable, the provisions on eviction in the Act on Enforcement Procedures. The moving-out date is set so that it is not earlier than one week and not later than two weeks from the date of receipt of the removal notice, unless there is a compelling reason.
In the eviction procedure the buyer may be authorised to deal with low-value and worthless chattels as he or she sees fit. The buyer should be prepared to bear any costs resulting from the enforcement of the eviction. In practice, if movable property has been left at the site, cleaning and disposal of such property will be at the buyers expense.
Transfer of possession and title
The buyer obtains possession of the sale object when the entire purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed of sale.
The buyer obtains title to the sale object upon receipt of the deed of sale. The deed will be delivered when the entire purchase price has been paid and the sale has become final.

The property has been seized and is sold by public sale conducted by the enforcement officer, observing the general auction terms laid down in the Act on Enforcement Procedures where applicable.

Appeals
