Inspecting the properties

Bidders must familiarise themselves carefully with the property and the information provided. It is recommended to inspect the property on site. In addition, bidders should form an independent view of the property's value on which to base their bid.

Bidding

Bids are made in the www.huutokaupat.com service by the specified time or within 3 minutes of the previous bid if the auction's scheduled time has passed (each late bid extends the auction by 3 minutes). A compensation fee for cancelling a binding sale is 10% of the sale price, but at least €1,000. The compensation fee is, according to VAT law, an item on which VAT is not charged. The seller will notify the service within 2 days of the auction's end whether the bid has been accepted or rejected if the reserve price has not been met.

The seller reserves the right to reject bids.

Conclusion of the sale

The buyer must pay a deposit of 10% of the purchase price to Laprim Oy's client account within two business days of the auction acceptance. The buyer agrees to sign the contract within three weeks of the auction acceptance. The seller's representative will prepare the deed of sale and obtain the property-related documents: certificate of title, extract from the real estate register and the encumbrance certificate. Signing of the deed takes place at Keskustie 26, 97700 RANUA. The purchase price is to be paid by bank transfer to Laprim Oy's client account before or at the signing of the deed. The buyer is responsible for the notary's fee (€143) and for the transfer tax on the property sale, which is 3% of the purchase price. The buyer will receive ownership and possession when the full purchase price, including any default interest, has been paid and the deed has been signed by both seller and buyer and confirmed by the notary.

Applying for title registration

The buyer must submit the transfer tax declaration on their tax account, pay the transfer tax and apply for title registration for the acquisition within six months of signing the deed. The buyer is responsible for the costs of applying for title registration.
