Terms of Sale

The property is sold in an online auction on www.huutokaupat.com from 29 June–16 July 2026. Participation requires registration. The deadline for submitting bids ends on 16 July 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to stop the sale or to extend the sale period.


The property is seized and is sold privately under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on that account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. In that case, annual interest is payable on the entire purchase price for the whole payment period from the date of sale until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest of currently 9.50% will be charged thereafter.


Buyer’s liabilities


On transfer of ownership of the property the buyer must pay the transfer tax of 3% on his/her own initiative before applying for title and no later than six months after the deed of sale is signed. The buyer is responsible for title registration costs and the transfer tax.


The State has a pre-emption right in the sale of the property if acquisition is necessary for defence, border control or border security, or for the supervision or securing of territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29 March 2019/469).


Foreign persons defined by law may acquire real estate within the territory of the State of Finland only if a permit for the acquisition has been granted (Act on the State’s Right of Pre-emption in Certain Areas 29 March 2019/470).
