The City of Helsinki, Urban Environment Division reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at that bidder's highest offered price.

The property is sold in the condition and with the fittings shown in the advertisement and at the time of sale. Those participating in the auction must inspect the property and documents themselves before submitting a binding

offer. The buyer may not later rely on any matter that could have been observed during the inspection or from the documents. By submitting an offer, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is granted for the property. The descriptions in the advertisement are only the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and notification.

The sale uses the deed of sale and ground lease agreement prepared by the seller. Ownership and possession rights transfer to the buyer when the deed of sale is signed. The signing time for the deed and the ground lease will be agreed with the buyer after the City of Helsinki's separate sales decision concerning the matter has become final (about 21 days). The purchase price

is to be paid at the signing event at the latest, where a receipt for payment of the purchase price will be presented in practice.

The buyer is responsible for transfer tax.

Offer period

15/06/2026 – 19/08/2026

The offer period starts on 15/06/2026 and ends on 19/08/2026 at 13:00 or 3 minutes after the last accepted bid. Bids are to be made

in the Huutokaupat.com service by the specified closing time. It is also possible to participate in the auction by submitting a written binding offer to the seller's representative by 14/08/2026 at 10:00. Submitting a written offer must be agreed in advance with the seller's representative. All offers are registered publicly in the property's advertisement. A written purchase offer is binding and is subject to the same conditions as the online auction. Buyers undertake to record all offers in the system.

A written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com reference number to which the offer relates.

The Urban Environment Division is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest.

Online auction bids are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. The City of Helsinki, Urban Environment Division reserves the right to interrupt the auction or extend the sale period.

Offers

The City of Helsinki, Urban Environment Division reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be informed of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer and conclusion of the ground lease require that the buyer's credit information contains no adverse entries and that the buyer, the buyer's owner entity or any party controlling the buyer is not subject to sanctions imposed by the European Union or the UN. By making an offer, the buyer warrants that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by the competent official or body of the City of Helsinki.

Inspection of the property

Withdrawal from bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs caused by arranging the failed auction, amounting to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

By submitting an offer, the bidder agrees that the purchase price shall be paid in full and the deed and the ground lease signed no later than two months from the end of the auction, unless otherwise agreed with the seller.
