The lot will be sold by upward bids in an online auction held on the www.huutokaupat.com website between 16 July 2026 and 13 August 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 13 August 2026 at 13:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has recorded as highest. The bailiff will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same conditions as in the online auction apply. The offer must be submitted no later than 12 August 2026 at 12:00 to the Enforcement Authority’s Turku office, address Sairashuoneenkatu 2-4, 20100 Turku, or by email to realisointi.turku@oikeus.fi.
The enforcement authority reserves the right to end the sale or to extend the sale period.
Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer liability under section 25 of chapter 5 of the Enforcement Code.
The buyer must apply for a title deed (lainhuuto) for the acquisition within six months of the date of the contract. The buyer must self-assess and pay the transfer tax at the latest when applying for the title deed. The transfer tax is 3% of the purchase price.
If, at the buyer’s request, the title deed application is initiated by the bailiff in connection with the property transfer notification, the transfer tax declaration must be made and the tax paid on the same day the property transfer notification is sent.
If the debtor occupies the sold premises or keeps possessions on the premises, the buyer may request official assistance from the bailiff to carry out an eviction after the buyer has paid the purchase price. The eviction will follow the applicable provisions of the Enforcement Code. The move-out date will be set so that it is not earlier than one week and not later than two weeks from the date of service of the removal notice, unless there is a compelling reason.
In the eviction process the buyer may be permitted to deal with low-value and worthless movable items as they wish. The buyer must be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable items remain on the premises, cleaning and disposal of those items will be at the buyer’s expense.
The buyer will obtain the right of possession to the lot when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the contract.
The buyer acquires ownership of the lot when they have received the contract. The contract is delivered once the full purchase price has been paid and the sale has become final.
The property is seized and is sold by an auction conducted by the bailiff in accordance with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not constitute a comprehensive description of the lot.
The State has a pre-emption right in property sales where acquisition is necessary for national defence, border control or border security, or to ensure or safeguard regional integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).
Persons from outside the EU and EEA may acquire real estate in the territory of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 March 2019/470).
