Offers must be made by the stated deadline. EcoStake Oy and the buyer undertake to record all offers in the system. The bidder accepts these terms of sale when completing the bid.

Inspection of the property

The bidder is obliged to carefully review the property's sales listing before making an offer. The buyer may not later rely on any matter that could have been discovered during a prior inspection.

Information provided by the seller

EcoStake Oy warrants that it has given the buyer all information that the seller knows and that could reasonably be expected to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form prescribed by the Real Estate Code. The time and place or method of signing the deed of sale will be agreed separately with the buyer, but in any case within 7 days of the auction ending. We prefer signing the deed electronically in the property transfer service (kiinteistoasiat.fi). After the auction ends we will send the buyer an invoice by email with a 7‑day payment term. The invoice will charge the full purchase price. Signing the deed requires that the purchase price has been received in the Seller's account by the due date or, at the latest, by the end of the next banking day.

Other costs

The buyer is responsible for transfer tax, which is 3% of the purchase price excluding debt. The title registration and service fee in 2026 is €236, payable by the buyer. If the buyer wishes, they may obtain up‑to‑date extracts for the day of signing (property register extract, certificate of title and encumbrance certificate) at their own cost €16 each.

Withdrawal from the purchase

If the buyer notifies that they will not complete the purchase, or the purchase price has not been received in the Seller's account by the due date or, at the latest, by the end of the next banking day, this will be regarded as a refusal to conclude the sale. The property will then be offered to the second‑highest bidder. The bidder who refuses to complete the sale must compensate the seller for reasonable costs incurred from advertising and other necessary actions related to the sale, as a contractual penalty of 10% of the sale price. The contractual penalty is enforceable and not subject to VAT. The contractual penalty will be sent to the buyer's stated email address with a 7‑day payment term from the date the buyer notifies they will not complete the purchase or when the purchase price invoice falls due. Late payment interest will be charged in accordance with the Interest Act at 9.5%. Please do not place an offer if you cannot complete the purchase.
