Terms of Sale

The property will be sold by ascending bids in an online auction on the www.huutokaupat.com website between 15–31 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 31 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in buyer liability under Section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid under the automatic bid increaser. The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com lot number the offer concerns. The written purchase offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 29 May 2026 at 10:00 to the Enforcement Authority’s Kouvola office, Vuorikatu 1, 45100 Kouvola, or by e-mail to kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


If the highest bid is accepted, the buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer. Notification of acceptance or rejection of a bid will always be given separately.


If necessary, up to six weeks’ payment time for the balance of the purchase price may be granted. The payment period will be notified separately. If a payment period is granted, annual interest on the whole purchase price will be charged in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after acceptance of the offer. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


The property is seized and will be sold by the bailiff by public sale in accordance, as applicable, with the general auction terms laid down in the Enforcement Code.

The buyer must assess the condition of the building and any necessary repairs themselves, taking into account at least their own inspection observations. Therefore, the lot should be inspected. The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or to safeguard or secure territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas, 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property, 29 March 2019/470).
