Terms of Sale

The property will be sold by ascending bids in an online auction held on the Huutokaupat.com website between 27 May 2026 and 17 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 17 June 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment feature. A written offer must be signed and must include the bidder’s contact details, the maximum bid amount and the Huutokaupat.com item number the offer concerns. A written purchase offer is binding and is subject to the same terms as bids in the online auction. The written offer must be submitted no later than 16 June 2026 at 12:00 to the Enforcement Authority’s Turku office, address Sairashuoneenkatu 2–4, 20100 Turku, or by e-mail to realisointi.turku@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.


Offers placed in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment time. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under section 25, Chapter 5 of the Enforcement Code.


The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.


If, at the buyer’s request, a title registration application is submitted by the enforcement officer in connection with the notification of transfer of the property, the transfer tax declaration must be made and the transfer tax paid on the same day that the notification of transfer is sent.


If the debtor occupies the sold premises or stores belongings there, the buyer has the right to request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the provisions on eviction in the Enforcement Code. The removal date will be set so that it is not earlier than one week and not later than two weeks from the date the removal notice is acknowledged, unless there is a compelling reason otherwise.


In the eviction procedure the buyer may be permitted to deal with low-value or worthless movable items as they wish. The buyer should be prepared to cover any costs arising from the enforcement of the eviction. In practice, if movable property has been left at the site, cleaning and disposal of such items will be carried out at the buyer’s expense.


The buyer acquires the right of possession to the sale object when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale.

The buyer acquires ownership of the sale object when they receive the deed of sale. The deed is delivered once the full purchase price has been paid and the sale has become legally valid.


The property is seized and will be sold by auction conducted by the enforcement officer in accordance with the general auction terms laid down in the Enforcement Code. The sales prospectus is indicative and is not a comprehensive description of the sale object.

Persons outside the EU and EEA may acquire property in the territory of the State of Finland only if permission is granted (Act on the Requirement to Obtain a Permit for Certain Acquisitions of Real Property 29 Mar 2019/470). An enforcement appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of the sale. The notice of appeal will be attached to the auction minutes.
