The lot is sold by incrementing bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 14 April 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to buyer liability under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

The property is distrained and will be sold privately by the bailiff in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The bailiff will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. The payment must be visible on the account before the bailiff issues the sale decision, which will be delivered to the parties. Payment by credit card is not possible.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the date of the sale decision may be granted for the balance. In that case, annual interest will be charged on the entire purchase price for the whole payment period from the sale date until the end of the payment period. If payment is not made within the granted period, statutory late interest will thereafter be charged.

Obligations and rights transferred to the buyer and receivables related to the property

The sale includes, conditionally, the electricity and water connections. To have the connections transferred into their name, the buyer must pay Oulun Energia Sähköverkko Oy and Oulun Vesi any receivables that may encumber the connections. Outstanding receivables for the electricity connection amounted to €245.76 as of 23 February 2026. The price for a new electricity connection would be €3,700. Receivables related to the water connection amounted to €487.87 plus late interest (information as of 24 February 2026).

In addition, the buyer is responsible for any fees arising from the transfer of the connection agreements.

Object's sales conditions

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the bailiff. The bid will be entered into the online auction as a maximum bid in accordance with the automatic increment system. The bid must be submitted in writing to the Enforcement Authority no later than 8 April 2026 at 16:15 at the address Enforcement Authority / Oulu office, Torikatu 34–40, 90100 Oulu or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the lot number in the Huutokaupat.com service to which the bid applies.

The property is distrained and will be sold privately by the bailiff in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the Enforcement Code's general auction conditions.
