Terms of Sale

The property is sold in an online auction with incremental bids on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 2 April 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Code of Enforcement.


If registration via the service is not possible, a written purchase offer may be submitted for the property. A written offer must be received by the Enforcement Authority by 30 March 2026 at 16:15. Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the account, the enforcement officer will issue the sale decision, which will be delivered to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remainder of the purchase price. In that case, annual interest is charged on the whole purchase price for the payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.


Buyer’s obligations


Upon transfer of ownership, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of the execution of the deed of sale. The buyer is responsible for the costs of title registration and transfer tax.


The State has a pre-emptive right to purchase the property if acquisition is necessary to secure national defence, border control or border security or to safeguard or control territorial integrity (Act on the State's right of pre-emption in certain areas 29.3.2019/469).

Receivables related to the property for which the buyer is responsible

The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid applies.
