The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the one that the service provider's system has accepted as the highest. The bailiff will decide separately whether to approve or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a purchase bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the bailiff, which will be attached to the online auction as a maximum bid according to the automatic increment system. The bid must be delivered in writing to the Enforcement Authority no later than 24 March 2026 at 12:00 at the address below:

A written purchase bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the Huutokaupat.com object number to which the bid applies.

If it is not possible to submit a bid via Huutokaupat.com, the prospective buyer may submit a written bid to the bailiff. The bid will be connected to the online auction as a maximum bid according to the increment system. The bid must be submitted in writing to the Enforcement Authority no later than 24 March 2026 at 12:00 at the address:

A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in Huutokaupat.com to which the bid relates.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

However, the bailiff may not accept the highest bid if, in the bailiff's opinion, the bid is clearly below the asset's market value in the locality.

Payment terms:

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority's official escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted.

If necessary, up to six weeks' extension for payment of the balance may be granted. Use of the payment period must be agreed separately. If a payment period is granted, annual interest under section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed payment period from the sale date until the end of the payment period. The interest under section 3(2) of the Interest Act is currently 2.5%.

The property has been seized and will be sold by auction conducted by the bailiff, observing, where applicable, the general auction terms laid down in the Enforcement Code.

The sales brochure is indicative and is not a comprehensive description of the object for sale. Prospective buyers are advised to inspect the property, the sales brochure and the attached documents carefully.

The buyer will receive the right of possession to the object once the full purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in any way that would reduce its value before receiving the deed.

The buyer will acquire ownership of the object upon receipt of the deed. The deed is delivered when the sale is final and the full purchase price and transfer tax have been paid.

The buyer is liable to pay the transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and obligations transferred to the buyer, based on the date of transfer of ownership.
