Karijoki municipality is seeking a new development‑minded owner for the former Ohriluoma village school via a two‑stage auction procedure.

An impressive property consisting of the school building, outbuildings and a sports field, an approx. 2.5‑hectare site, is located in a fine location in Ohrikylä, Karijoki. Ohriluoma School was built around 1925.

In recent years the school buildings have housed activities by the adult education centre and the village association.

Moveable items visible in the photos belong to the municipality and the village association and are generally not included in the sale.

Bidders are obliged, before making an offer, to familiarise themselves with the property, documents and records. Buyers should note that no condition surveys have been carried out on the buildings or the property. The municipality is not responsible for any defects, damage or faults that may be present in the buildings or on the property. The buildings and the whole property are sold as seen.

Buyers must take into account the properties' age and condition, technical age and the service life of technical equipment. The buyer may not later rely on these matters after the sale. The buyer has no right to a price reduction, compensation or other remedy or return. The buyer may not subsequently rely on any matter that could have been discovered during the pre‑inspection.

In the first stage of the auction the bidder submits a participation notification (an offer of any amount to this listing) and sends the municipality an action plan explaining how they intend to use the property.
Participants selected on the basis of the first stage will be invited separately to the auction's closed second stage, where the price will be determined.

A participation notification is made by placing an offer in this listing. The amount of the offer or its ranking relative to other offers is not relevant in the auction's first stage.

Participation notifications must be made on the huutokaupat.com service by Monday 27 April 2026 at 15:00.

Action plan:

All those who submit a participation notification must present a free‑form plan for the property's future use.

The plan does not need to be technical; a well‑reasoned vision is sufficient. In the plan state what you would use the school building for, what else you would do on the property and with what resources and timetable your plans could be implemented.

The action plan must be submitted by Thursday 30 April 2026 at 15:00 by email to kunta@karijoki.fi.

Second stage of the auction:

After the first stage the municipality will review the submitted action plans. The competent municipal authority reserves the right to accept or reject the plans received.

The municipality will invite accepted buyer candidates to the auction's closed second stage and will announce the date and access instructions on the auction website.

The second stage of the auction is planned to be held in May 2026. Credit checks will be conducted on those invited to the auction procedure.

In the second stage the property will be sold without a starting price, but the competent municipal authority reserves the right to accept or reject the highest bid.

The buyer is expected to inspect the property. Viewings on site can be arranged separately.
