Bids must be submitted by the stated deadline. The highest bid is the bid accepted by the seller as the highest. The auction can also be attended in person by submitting a bid to the seller on site. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Inspecting the property

Before placing a bid, the bidder is obliged to familiarise themselves with the property, its documents and records. The buyer may not subsequently invoke any matter that could have been detected during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to them that can be assumed to affect the sale.

Concluding the sale


The sale of the property must be concluded in the form prescribed by the Finnish Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the closing. The fee of the public purchase witness is shared equally by the seller and buyer. The sale will primarily be concluded through the Property Transaction Service, the cost of which (€236, including title registration) is borne by the buyer.


Other costs

The buyer is responsible for transfer tax in accordance with the tax rules in force at the time.

Withdrawal from the sale

Under the Finnish Land Code, a party who refuses to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to concluding the sale.
