Terms of Sale

The property will be sold in an online auction held on www.huutokaupat.com from 9 October to 11 November 2026. Participation requires registration. The deadline for bids is 11 November 2026 at 18:00 (or 2 minutes after the last accepted bid).

The National Enforcement Authority of Finland is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. It must be delivered by post or email so that it reaches the National Enforcement Authority no later than 9 November 2026 at 16:15. Email: oulu.realisointi.uo@oikeus.fi; postal address: National Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu. Customer service is open Monday–Friday 08:00–16:15. The written offer must state the bidder’s name, personal identity code/business ID and contact details. A written offer will be entered in the online auction as an increasing bid. The person submitting it is responsible for ensuring that it arrives by the deadline. The written offer is binding and subject to the same terms as the online auction.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority’s official client funds account. Once the payment is shown in that account, the enforcement officer will issue a sale decision, which will be served on the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, the balance may be granted a payment period of no more than six weeks from the sale decision. Annual interest is then payable on the full purchase price for the entire period from the date of sale until the payment period ends. The reference interest rate is currently 2.50%. If payment has not been made within the granted period, annual late-payment interest will be charged; this is currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership, the buyer must independently pay transfer tax of 3% before applying for title registration and no later than six months after the deed of sale is executed. The buyer is responsible for title registration costs and transfer tax.
