3.2 ha property with forest (3 ha) and yard area (0.2 ha) buildings – Kojonkulma, Loimaa, Loimaa

Bids must be submitted by the stated deadline. The seller, in this case the agent, is obliged to forward the highest bid to the seller after the auction has ended.

The bidder accepts these terms of sale when placing a bid.

Inspection of the property
Before submitting a bid, the bidder is obliged to inspect the property, documents and records in question. The buyer may not subsequently invoke a circumstance that could have been detected during the pre-inspection.

Information provided by the seller
The seller confirms that they have provided the buyer with all information known to the seller which may reasonably be expected to affect the transaction.

The owner of the property for sale is the City of Loimaa.

The highest bid will be submitted to a meeting of the City of Loimaa’s Board, which will either approve or reject it.

The meetings at the end of the year are on 26 October, 2 November, 23 November and 14 December. The highest bid is expected to be decided at the meeting on 23 November 2026.

Completion of the sale
The sale of the property must be completed in the form prescribed by the Finnish Code of Real Estate. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the completion meeting. The buyer pays the fee of the public purchase witness.

Other costs
The buyer is responsible for declaring and paying transfer tax in accordance with the tax rules in force at the time. The buyer is responsible for applying for title registration and for any official fees.

Withdrawal from the sale
Under the Code of Real Estate, a party who refuses to complete the sale must reimburse the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale, totalling €500. If the seller, the City of Loimaa, does not approve the highest bid at its Board meeting, the seller is not obliged to compensate the highest bidder in any way.
