An opportunity to purchase a unique island property on Lake Saimaa!
Forest property (real estate) Leutu 405-538-11-10, area 3.983 ha.
This is the island of Leutu, located in southern Lake Saimaa, just 800 metres from the well-known Satamosaari. The property for sale covers the central part of the island, including sheltered bays opening to the east and west and a shoal extending towards Satamosaari. The forests on the property have been outside forestry use, except for stand 4, where felling was carried out some time ago (probably in the early 1990s). An excellent site for conservation or moderate forestry. The property is currently protected temporarily under an environmental support agreement, with 9 years remaining. The new owner may terminate the agreement if desired.
There are no building sites under the local master plan. The property and the island as a whole are designated MU, where forestry is permitted but requires a landscape work permit. Structures serving forestry may be built under the planning regulations (see appendix).
The photographs attached to the sales listing were taken between May and August 2025.
No forest valuation has been prepared for the property. The estimate of the timber volume is based on forest resource data. The buyer is responsible for verifying the accuracy of this data. The area was laser-scanned in 2023, after which the timber volume was calculated and added to the forest resource data. According to the data, the property’s total timber volume is approximately 1,200 m³, of which just under 900 m³ is saw timber.
Stand 1. Dense pine forest, VT
Stand 2. Shore forest, where the pine forest becomes dominated by broadleaves towards the shore, with deadwood. Higher up the slope, dense spruce undergrowth beneath large pines creates an uneven-aged structure. VT
Stand 3. Large-diameter mixed forest, also containing large birches and aspens. Floodplain forest at the southern edge of the stand. VT/MT
Stand 4. The overstorey appears to have been removed from the stand in the early 1990s. The site now contains untreated spruce forest, with floodplain forest along the northern edge. MT
When determining the value of the timber, the property’s island location must be taken into account, as it reduces timber prices. However, the property is close enough to major integrated mills that the price difference compared with properties accessible by road is not significant. The island’s shores allow harvesting using barge equipment.
The attached documents were produced during a parcelling survey, but the information recorded in them has not changed. Before the sale, the seller will obtain up-to-date extracts from the land register and maps.
The property is free of mortgages.
Environmental support decision
The entire property is subject to an environmental support decision (DECISION 13-2025-22265, 10 October 2025).
Under the environmental support decision, no forestry operations may be carried out in the environmental support area. A condition for granting the environmental support is that the beneficiary enters into an agreement with the Finnish Forest Centre, undertaking to preserve the biological diversity of the forests in the agreement area and not to carry out forestry operations there without the Forest Centre’s consent.
If the property is transferred to a new private landowner
The environmental support agreement remains valid even if the area is transferred wholly or partly to a new private landowner. The new private landowner has the right to terminate the agreement by notifying the Finnish Forest Centre in writing within six months of the transfer of ownership. Termination takes effect once the new private owner has reimbursed the Forest Centre for the proportion of the environmental support paid corresponding to the full calendar months remaining in the agreement period. A private landowner means a natural person or entity (such as a partnership or estate of a deceased person) that may be eligible to receive support granted by the Forest Centre. A private landowner is defined in section 4 of the Incentive Schemes Act. This may include, for example, a person who owns forest or has the right of possession of forest or another special right. Private landowners do not include, for example, funds or municipalities.
When the auction ends on 5 December 2026, 106 full calendar months will remain in the environmental support agreement, so the compensation payable upon termination would be €20,337.94. In that case, the property’s forests would be fully available for forestry within the limits permitted by the planning regulations.
Structures on the property
At the northern end of the property there are various structures built for camping, including a lightweight sauna. The structures were not built by the seller and have been used by people camping on the island. The seller is not responsible for structures or items on the island, and their dismantling or disposal is the buyer’s responsibility.
The seller reserves the right to accept or reject the highest bid.
