Detached-house plot, Heinäväenkuja 3, 41340 Laukaa, Laukaa

The Municipality of Laukaa is selling property 410-405-1-1185 Kuusitiainen, an undeveloped detached-house plot (AO 1112-8) in accordance with the local detailed plan, in the pleasant Kantola residential area of Laukaa village. The plot area is approximately 1,314 m² and it has a building allowance of 300 floor m². A maximum of a one-storey detached house or semi-detached house may be built on the plot. The plot is marked out on the ground. Construction can begin immediately.

The property is not subject to mortgages, easements or restrictions on use entered in the property register, or any other easements.

To the seller’s knowledge, the property contains no waste or substances that could cause contamination of the soil or groundwater.

The plot was previously leased in 2012–2021. During that period, the tenant stored on the property soil materials brought from elsewhere, intended for use as fill for the building site. As the construction project was ultimately not carried out, the land lease was terminated in 2021, after which the seller removed the soil materials and landscaped the plot. According to the seller’s information, no activities have taken place on the plot and no waste or substances have been placed there that could cause contamination of the soil or groundwater. No environmental technical soil or groundwater surveys have been commissioned for the plot, nor have any soil or groundwater remediation measures been carried out in the area. If waste or contamination is found in the soil during construction, the seller will be responsible for the remediation costs as described in the draft deed of sale.

When positioning buildings, the location of buildings on neighbouring properties close to the boundary must be taken into account. If structures are located less than 8 metres from structures on a neighbouring property, the fire protection required by regulations must be provided.

Log buildings may not have round logs or crossed corners.

Kantola is approximately a 25-minute drive from Jyväskylä and approximately 35 minutes from Äänekoski.
