The property is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 13 August 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for damages under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to close the sale or extend the sale period.

The property is seized and sold privately under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears in the official account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20 per cent of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the date of the sale decision may be granted for the remaining purchase price. In that case, annual interest is charged on the entire purchase price for the whole payment period from the sale date until the payment period ends. If payment is not made within the granted period, statutory late interest will be charged thereafter.

Buyer’s obligations and rights to be transferred

At the time of preparing the sales brochure, the property had an electricity connection from Kajave Oy and water and wastewater connections from Kajaani Water. Connections will transfer to the buyer if they are transferable when ownership of the property is transferred. However, the buyer must first pay any outstanding charges related to the connections to the service providers in order to have the connections transferred into their name. According to Kajave Oy’s notice of 27 March 2026, there were no outstanding invoices on the electricity connection. Outstanding charges for the water and wastewater connection amounted to €262.62 as of 28 May 2026. The buyer is also responsible for any costs arising from the transfer of the connection agreements. The amounts of the stated receivables may change during the sales procedure and are not paid from the purchase price of the property.

Under the lease agreement, the new tenant is also liable to pay those rent instalments, including default interest, left unpaid by the previous tenant, but not for a period exceeding three (3) years. According to the City of Kajaani’s notice of 29 May 2026, such rent receivables amounted to €1,456.84 including late and collection charges.

In addition, the buyer is responsible for registering the leasehold in their name. See clause 6.2 of the ground lease attached to the sales brochure.

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be added to the online auction as a maximum bid according to the incrementing mechanism. The bid must be submitted in writing to the Enforcement Authority no later than 11 August 2026 at 16:15 to the address Utsökningsverket / Kajaani local office, Lönnrotinkatu 2 A, 4th floor, 87101 Kajaani or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
