The property will be sold by ascending bids in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 13.8.2026 at 18.00, or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will make the sales decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay an immediate deposit of 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks may be granted for the remaining purchase price from the date of the sales decision. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the sale date until the end of the payment period. If payment is not made within the granted payment period, annual default interest will then be charged.

Obligations and rights transferred to the buyer

At the time the sales brochure was prepared, the site has an electricity connection with Kajave Oy and water and wastewater connections with Kajaanin Vesi. The connections will transfer to the buyer if they are still transferable when title to the property passes. However, the buyer must first pay all outstanding claims relating to the connections to the service providers in order to have the connections transferred into their name. According to the notice issued by Kajave Oy on 5.8.2026, the electricity connection has outstanding claims of EUR 669.69. The water and wastewater connection has arrears of EUR 252.71 as of 5.8.2026. The buyer is also responsible for any costs arising from the transfer of the connection agreements. The amount of the aforementioned claims may change during the sale process, and they will not be paid from the purchase price of the property.

Under the lease agreement, the new tenant is also obliged to pay any rent instalments, including default interest, left unpaid by the previous tenant, but only for a maximum period of three (3) years. According to the notice issued by the City of Kajaani on 29.5.2026, such rent receivables totalled EUR 1,456.84, including default interest and collection costs.

In addition, the buyer is responsible for registering the leasehold right in their name. See clause 6.2 of the land lease agreement attached to the sales brochure.

If it is not possible to place a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the bidding increment system. The written bid must be submitted to the Enforcement Office no later than 11.8.2026 at 16.15 to the address Enforcement Office / Kajaani office, Lönnrotinkatu 2 A 4th floor, 87101 Kajaani, or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as in the online auction apply to it. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the number of the object in the Huutokaupat.com service to which the bid refers.

The property is seized and is sold privately through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
