Terms of sale
The property is sold by ascending bids in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 17.09.2026 at 18.00, or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid accepted as the highest by the service provider's system. The enforcement officer decides separately whether the highest bid is accepted or rejected.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the selling period.
The property has been seized and is sold by open sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted.
If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer makes the sales decision, which is delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.
Payment period: If necessary, a payment period may be granted for the remaining purchase price, but for no more than six weeks from the sales decision. In that case, annual interest is payable on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. If payment has not been made within the granted payment period, annual default interest will then be charged.
Obligations and rights transferring to the buyer AND/OR claims related to the property for sale:
Liability for new charges
Under Chapter 3, Section 6 of the Housing Companies Act, the new owner is liable for new charges from the transfer of ownership.
Obligations transferring to the buyer due to the previous owner's charge and payment defaults
Under Chapter 3, Section 7 of the Housing Companies Act, the new owner of the share is, together with the previous owner, liable for the latter's unpaid maintenance charge and the payment referred to in Chapter 3, Section 2(2). The maximum liability of the new owner is equal to the total amount of the maintenance charges for the month in which ownership transferred and the five immediately preceding months.
At the time of preparing the sales brochure, there were no arrears affecting the apartment according to the property manager's certificate dated 07.08.2026. The amount of claims may change during the sale process.
Housing company loan share affecting the apartment
In addition to the purchase price paid in cash, a housing company loan share of EUR 1,534.21 affecting the apartment will transfer to the buyer's responsibility as of 31.07.2026.
The housing company loan share affecting the apartment remains the buyer's responsibility in addition to the purchase price and is not paid from the purchase price.
The buyer must ensure payment of the obligations related to the apartment for which they are responsible to the housing company. Bids placed in the online auction must take these matters into account.
Transfer tax
The buyer is liable to pay transfer tax of 1.5%. The amount of tax is calculated on the total of the purchase price and the obligations transferring to the buyer, according to the date of transfer of ownership.
