Terms of Sale

The item is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 17 August 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system accepts as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price within the agreed payment period. Failure to pay may lead to the buyer’s liability under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and is sold privately by the enforcement officer in accordance with the applicable provisions of the Enforcement Code and its general auction terms.


Payment terms


The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on the account, the bailiff will make the sale decision, which will be delivered to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: A payment period for the remainder may be granted if necessary, but not more than six weeks from the sale decision. Interest at the reference rate will be charged on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory late interest will be charged thereafter. The late interest rate is currently 9.50% per annum.


Obligations and rights transferred to the buyer AND/OR claims related to the sold property


The sale conditionally includes an electricity connection. To have the electricity connection transferred into their name, the buyer must pay any outstanding charges for electricity transfer to the electricity company TLS Verkko Oy. Outstanding charges for electricity transfer amount to €1,240.83 as of 10 June 2026. The buyer must check the exact arrears amount and pay them. Arrears are not paid from the purchase price paid to the Enforcement Authority.


The buyer is responsible for any costs related to the transfer of connection contracts.


If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the bailiff. The bid will be entered into the online auction as a maximum bid by the automatic bidding system. The written bid must be submitted in writing to the Enforcement Authority no later than 14 August 2026 at 12:00 at the address Utsökningsverket / Kemi office, Valtakatu 28, 94100 Kemi, or by e‑mail to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the item number in the Huutokaupat.com service to which the bid relates.


The property is seized and is sold privately by the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
