The property will be sold by upward bidding in an online auction on www.huutokaupat.com during 29/07/2026–26/08/2026. Participation in the auction requires registration. The deadline for submitting bids is 26/08/2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for damages under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold privately by the enforcement officer in accordance with applicable parts of the Enforcement Code’s general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears on the account, the enforcement officer will make the sales decision, which will be sent to the parties. Payment cannot be made by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: A payment period for the remaining balance may be granted if necessary, but no more than six weeks from the sales decision. Interest at an annual rate will be charged on the full purchase price for the entire payment period from the sale date until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged. The default interest rate is currently 9.50%.

Buyer’s liabilities and rights

The sale includes, conditionally, the electricity connection of Rantakairan Sähkö Oy. According to information from Pohjois-Suomen Energiatieto Oy on 23/06/2026, arrears on the connection amount to €89.59. The arrears must be paid before the connection can be transferred to the new owner. According to the electricity company, the supply was disconnected on 29/12/2025 as a moving disconnection. The electricity meter was last read on 29/12/2025. Rantakairan Sähkö Oy states that a retroactive maintenance agreement will be made for the supply point, under which a basic fee will be charged. The price for a new connection is €1,700.00. The buyer must check and pay any arrears themselves. Arrears will not be paid from the purchase price paid to the Enforcement Authority.

The new owner must take the existing water and sewerage connection and the associated connection agreement with Iin Vesiliikelaitos into their name at the time of purchase. If the previous owner has not paid invoiced arrears, they will transfer to the new owner upon the property sale. Otherwise, the new owner will be treated as a new customer, with a new connection and service agreement and a connection fee (Iin Vesiliikelaitos general delivery terms, section 3.10). According to Iin Vesiliikelaitos, arrears on the connection amounted to €282.59 as of 25/05/2026. The buyer must check and pay any arrears themselves. Arrears will not be paid from the purchase price paid to the Enforcement Authority.

The buyer is responsible for any fees related to transferring the connection agreements.

Object’s terms of sale

The object is sold in an online auction with upward bidding on www.huutokaupat.com. The deadline for submitting purchase bids is 26/08/2026 at 13:00 (or three minutes after the last bid accepted to the auction).

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the highest bid accepted by the service provider’s system. The enforcement officer decides whether to accept the highest bid. Bids in the online auction are binding.

If it is not possible to place a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 25/08/2026 at 12:00 to the address Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28, 94100 Kemi or by e‑mail to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the number of the lot in Huutokaupat.com to which the bid relates.
