Enforced two-room apartment in a block of flats (2 rooms + kitchen) in Kelloniemi, Kuopio, Kuopio

The property will be sold by online auction on the website www.huutokaupat.com by way of rising bids during 19 August 2026 - 16 September 2026. Participation in the auction requires registration. The deadline for submitting bids expires on 16 September 2026 at 14:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

If it is not possible to submit purchase offers through the Huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid according to the automatic bidding system. The written offer must be signed and must state the offeror’s contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer applies. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 14 September 2026 at 12:00 to the Kuopio office of the Enforcement Authority, address Tulliportinkatu 35, 70110 Kuopio, or by email to erto.kuopio.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.

Bids submitted in the online auction are binding. If a bid made is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Terms of payment

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.

If necessary, a payment period may be granted for the remaining purchase price until at most 28 October 2026. The use of a payment period must be notified separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3, subsection 2 of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid without delay after the bid is accepted.

If payment is not made within the specified time, the buyer must pay late-payment interest in accordance with section 4, subsection 1 of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted. The current late-payment interest rate is 9.50%.

Appeal

An enforcement appeal concerning the sale and any sale-related or pre-sale measure must be lodged within three weeks from the sale. The appeal instructions are attached to the sales decision.
