Seized leasehold with buildings in Kajaani, Laajankangas, Kajaani

The property will be sold by online auction on the website www.huutokaupat.com from 19.8.2026 to 6.9.2026. Participation in the auction requires registration. The deadline for bids ends on 6.9.2026 at 18:00, or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid accepted by the service provider's system as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit purchase bids through the Huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the bid increment system. The written offer must be signed and must state the bidder's contact details, the maximum amount of the bid, and the item number in the Huutokaupat.com service to which the offer applies. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 3.9.2026 at 12:00 to the Enforcement Authority's Raahe office, address Kummatinkatu 6, 92150 Raahe, or by email to oulu.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold by private sale through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. The buyer must pay the full purchase price immediately into the Enforcement Authority's official funds account. The purchase price cannot be paid by credit card. When the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties concerned.

Liabilities transferred to the buyer

The sale conditionally includes a water and sewer connection. To transfer the connection into their name, the buyer must pay any arrears on the connection to the water company (Kajaanin Vesi -liikelaitos). According to information received from Kajaanin Vesi -liikelaitos on 18.8.2026, there are no outstanding payments on the connection.

The sale conditionally includes an electricity connection of 3x25 A. To transfer the electricity connection into their name, the buyer must pay any arrears on the connection to the electricity company (Kajave Oy). According to information received from Kajave Oy, the amount of arrears on the connection is 144.58 euros as of 18.8.2026. The price of a new connection is 5,060.00 euros.

The sale conditionally includes a district heating connection. To transfer the connection into their name, the buyer must pay any arrears on the connection to the district heating company (Loiste Lämpö Oy). According to information received from Loiste Lämpö Oy, the amount of arrears on the connection is 8,839.09 euros as of 18.8.2026.

The amount of the service providers' receivables may change during the sale.

The buyer is responsible for any fees charged for the transfer of connection agreements.

The buyer must apply for title to the acquisition within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.
