The property for sale is subject to right-of-use agreements for the line area, which impose a permanent restriction on ownership rights for the construction and maintenance of the owner’s network in accordance with the terms of the agreement. Medium-voltage and low-voltage overhead lines and a low-voltage cable have been placed on the property.

A low-voltage cable runs to the property’s own connection. The electricity meter in the main distribution board is the property of Caruna. The main distribution board is electrical equipment owned by the property owner, and other electrical cables and installations originating from the main distribution board, except for the aforementioned connection cable, form the property’s internal electrical network and equipment.

The right-of-use agreement for the line area remains in force until the network structures are removed. When transferring ownership, the landowner must inform the new owner of the agreement and record it in the transfer deed. This is based on section 131 of the Land Use and Building Act (previously section 161), under which the owner of a property must allow the placement of a line serving a community or property on land they own or control. If placement has not been agreed with the owner, the municipal building authority decides on placement. In this case placement has been agreed by contract. The agreement under section 131 of the Land Use and Building Act (previously section 161) on the placement of equipment also binds the property's new owner and holder. Thus the existing agreement remains in force on the sale of the property.

According to Caruna’s notice to the enforcement officer, there is no written agreement on the above, but the placement of the medium- and low-voltage overhead lines and related components has been agreed orally. The right is unregistered.

Agreements on the line area made under section 133 of the Land Use and Building Act, section 161 of the former Land Use and Building Act and the preceding Building Act also bind subsequent owners of the property.

The property is seized and will be sold by the bailiff by private sale in accordance with Chapter 5, section 76 of the Enforcement Code and following the Enforcement Code's general auction terms. The bailiff may accept or reject the highest bid made in the auction. Further information is provided in the sales prospectus.


Bids correspond to the purchase price payable in full to the Enforcement Authority. Any other obligations that become the buyer's responsibility are listed in the sales prospectus under obligations and rights that transfer to the buyer.


Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.
