FOR SALE: 22.80-hectare forest property in Taivalkoski Metsäkylä, Taivalkoski

The lot is sold by increment bids in an online auction on www.huutokaupat.com during 17 June–7 July 2026. Participation requires registration. The deadline for submitting bids ends on 7 July 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has recorded as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the notified payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and is sold privately by the enforcement officer in accordance with the applicable provisions of the Enforcement Code and the general auction terms where relevant.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the official account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment period for the balance may be granted from the sale decision. In that case, annual interest is payable on the full purchase price for the whole payment period from the sale date until the payment period ends. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory default interest will thereafter be charged at the current rate of 9.50% per annum.

Buyer’s obligations

The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.

The State has a pre-emptive right in the sale of the property if acquisition is necessary for national defence, border control or border security, or for safeguarding or monitoring territorial integrity (Act on State's Pre-emptive Right in Certain Areas 29 March 2019/469).

Persons outside the EU and EEA may acquire real estate in Finland only with permission (Act on the Need for Permission for Certain Acquisitions of Real Property 29 March 2019/470).

If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bidder. The bid must be submitted in writing to the Enforcement Authority no later than 3 July 2026 at 12:00 to: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the lot on Huutokaupat.com to which the bid relates.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and the applicable parts of the Code’s general auction terms.
