Viewing the properties

The bidder must familiarise themselves carefully with the property and the information given. It is recommended to view the property on site. The bidder must also investigate and form an independent view of the asset values on which to base their bid.

Bidding

Bids are to be placed on www.huutokaupat.com by the time specified, or within 3 minutes of the previous bid if the auction's scheduled time has ended (each new bid always extends the bidding period by 3 minutes). The compensation fee for cancelling a binding sale is 10% of the purchase price, but at least A31,000. The compensation payment is, under VAT law, an item not subject to VAT. The seller will notify via the service within 2 days of the auction ending whether a bid is accepted or rejected if the reserve price has not been met.

The seller has the right to reject offers.

Conclusion of the sale

The buyer must pay a deposit of 10% of the purchase price to Laprim Oy's client account (2) within two working days of the auction being accepted. The buyer undertakes to sign the sales contract within three weeks of acceptance. The seller’s representative will draw up the deed of sale and obtain the documents related to the property: a certificate of title, an extract from the real estate register and a certificate of encumbrances. Signing of the deed will take place at Keskustie 26, 97700 RANUA. The purchase price shall be paid by bank transfer to Laprim Oy's client account before or at the signing of the deed. The buyer is responsible for the certifier's fee (€143) and for the transfer tax on the property sale, which is 3% of the purchase price. The buyer will acquire ownership and possession when the entire purchase price with any default interest has been paid and the deed has been signed by both seller and buyer and confirmed by the certifying officer.

Applying for title

The buyer must submit the transfer tax notification on their tax website, pay the transfer tax and apply for title to the acquisition within six months of signing the deed. The buyer will pay the costs incurred in applying for the title.
