The property will be sold in an online auction on www.huutokaupat.com from 20 May–10 June 2026. Participation requires registration. The deadline for submitting bids ends on 10 June 2026 at 18:00 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has recorded as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The property is seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment is visible on the account, the enforcement officer will issue the sale decision to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.
Payment period: If necessary, up to six weeks' payment time for the balance may be granted from the sale decision. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.
Buyer’s responsibilities
The buyer must pay the transfer tax of 3% on the transfer of title on their own initiative before applying for title registration and at the latest within six months of signing the deed. Title registration costs and transfer tax are the buyer's responsibility.
The State has a pre-emption right in the sale of the property if acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29 Mar 2019/469).
Certain foreign persons are permitted to acquire real estate in Finland only with a licence (Act on the State’s Pre-emption Right in Certain Areas 29 Mar 2019/470).

The bid will be entered into the online auction as a maximum bid by the automatic increment system. The written bid must be submitted in writing to the Enforcement Authority no later than 8 June 2026 at 12:00 to the address: Utsökningsverket / Kuusamo unit, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the maximum bid amount and the number of the object on Huutokaupat.com to which the bid relates.
