Property and zoning information is based on public official registers and other verified documents.

Inspection of the property

Bidders must familiarise themselves thoroughly with the property and the information provided. A site visit is recommended. In addition, a bidder must investigate and form an independent view of the property's value on which to base their bid.

Bidding

Bids must be placed in the www.huutokaupat.com service by the specified time, or within 3 minutes of the previous bid if the auction's scheduled time has expired (each new bid always extends the bidding period by 3 minutes). The compensation fee for cancelling a binding sale is 10% of the purchase price, but at least A31000. The compensation fee is an item not subject to VAT under the Value Added Tax Act. The seller will notify the service within 2 working days of the auction's end whether the bid is accepted or rejected if any reserve price has not been met.

The seller has the right to reject offers.

Concluding the sale

Buyer must pay a deposit of 10% of the purchase price to Laprim Oy's client funds account (2) within two working days of the auction being accepted. The buyer commits to signing the sale within three weeks of acceptance. The seller's representative will prepare the deed of sale and obtain documents related to the property: certificate of title, land register extract and encumbrance certificate. The sales contract is signed at Keskustie 26, 97700 RANUA. The purchase price shall be paid by bank transfer to Laprim Oy's client funds account before or at the time of signing the sales contract. The buyer is responsible for the notary fee for confirmation of the sale (A3143) and the transfer tax for the real estate, which is 3% of the purchase price. The buyer will receive ownership and possession of the property once the full purchase price, with any interest for late payment, has been paid and the sales contract has been signed by both seller and buyer and confirmed by the certifying officer.

Applying for title registration

The buyer must file the transfer tax declaration on their tax account, pay the transfer tax and apply for registration of title for the acquisition within six months of signing the sales contract. Costs arising from applying for the title registration are payable by the buyer.
