AUCTION TERMS FOR PROPERTY SALE

Information provided by the seller

The property and zoning information for the lots is based on public authority registers and other verified documents.

Inspecting the property

The bidder must familiarise themselves carefully with the lot and the information provided. It is recommended to visit the property in person. The bidder must also establish an independent view of the asset values on which to base their bid.

Bidding

Bids must be made in the www.huutokaupat.com service by the stated time, or within 3 minutes of the previous bid if the auction’s scheduled end time has passed (each new bid extends the bidding time by 3 minutes). The liquidated damages for cancelling a binding sale are 10% of the purchase price, however at least 1,000 euros. The liquidated damages are an item not subject to VAT under the Value Added Tax Act. The seller will notify in the service within 2 working days of the auction’s end whether the bid has been accepted or rejected if the reserve price has not been met.

The seller reserves the right to reject offers.

Completing the sale

The buyer must pay a deposit of 10% of the purchase price to Laprim Oy’s client escrow account (2) within two working days of the auction being accepted. The buyer undertakes to sign the deed of sale within three weeks of the sale being accepted. The seller’s representative will prepare the deed of sale and obtain associated documents for the property: the certificate of title, an extract from the real estate register and an encumbrance certificate. The deed of sale will be signed at Keskustie 26, 97700 RANUA. The purchase price must be paid by bank transfer to Laprim Oy’s client escrow account before or at the signing of the deed. The buyer is responsible for the cost of the transaction certifier (143 euros) and for the transfer tax on the property sale, which is 3% of the purchase price. The buyer will receive ownership and possession of the property once the full purchase price, including any default interest, has been paid and the deed has been signed by both seller and buyer and certified by the transaction certifier.

Applying for title

The buyer must file a transfer tax declaration on their tax online service, pay the transfer tax and apply for registration of title (lainhuuto) for the acquisition within six months of signing the deed of sale. The buyer is responsible for the costs of applying for title.
