The buildings are not suitable for residential use and are sold as ready for demolition.
A small amount of movable property on the property will be sold with the transaction at no separate charge.

The buyer is, however, responsible for disposing of items left in the premises.

The property's electricity, water and sewer connections will also be transferred to the buyer in connection with the sale.

The plot is located in a peaceful, leafy low-density residential area at the end of a cul-de-sac.

All services are available locally and the city centre is only approx. 7 km away.

Leasehold for plot 853-65-11-7 (595 m²) in the Perno district of the City of Turku.

The plot address is Paarmankatu 7, 20240 Turku.

The plot is shown on the lease map M 184/4 July 2019.

According to the town plan that came into force on 20 June 1958, the plot is designated for detached houses (Ao1).

There is an obligation to build on the plot if the existing dwelling is demolished.

Lease term:

The lease began on 1 April 2020 and continues until 31 December 2070.

The plot may also be purchased outright at a later date.

Rent:

The rent is calculated at 4% of the capital value of the lease and is tied to the cost-of-living index.

The rent is reviewed annually from 1 January 2021 and was most recently €1,225.66 per year.

Other conditions:

The seller's sale contract is used for the transaction.

The property is sold in the condition and with the fixtures and fittings as stated in the advertisement and at the time of sale.
The buyer has no right to exchange or return. No warranty is given for the property.

Participants in the auction must inspect the property before making a binding offer.

By submitting an offer the bidder accepts the condition of the property as is.

The sellers are not responsible for the condition or demolition of the buildings,
nor for costs incurred by the buyer for repair or demolition measures.
All responsibility for the buildings rests with the buyer. The limitation of liability will be specified in the sale contract.

The seller will obtain official extracts related to the property.

The seller's sale contract will be used for the transaction.

The time for signing the sale contract will be agreed with the buyer separately, but

no later than two weeks after acceptance of the offer.

The property is sold free of encumbrances.

The buyer will acquire ownership upon signing the sale contract and paying the purchase price.

The buyer of the lease right is obliged to notify the City of Turku of the transfer

of the lease right within one month of the transfer.

Registration of the lease right must be applied for from the National Land Survey in accordance

with the Land Code (540/1995), generally within six (6) months

of the lease right being established.
