Terms of Sale

The property is sold by incremental bidding in an online auction on the website www.huutokaupat.com between 4–25 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 25 May 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is seized and sold by private sale under the enforcement officer’s care, observing, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit equal to 20% of the purchase price.


Payment period: If necessary, a payment period for the remaining balance may be granted, but no more than six weeks from the sale decision. In that case, interest will be charged on the full purchase price for the entire payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.5%. If payment is not made within the granted period, annual late payment interest will be charged thereafter. The late payment interest rate is currently 9.5%.


Buyer’s obligations to take over


On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the date of the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emption right in the sale of the property if acquisition is necessary to ensure national defence, border control or border security, or to ensure the inviolability of an area (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/469).


Foreign persons defined in law may acquire real estate within the territory of the Finnish State only if permission is granted (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/470).
