The buyer will assume Miehikkälä Biolämpö's receivables (approx. €10,000), which the buyer must pay at their own cost if the district heating connection is to be reactivated.

District heating and domestic water pipes serving the property are located in the building's basement; these partly also serve the neighbouring property (Rateva). There is an agreement with Rateva on partial leasing of the building's heat distribution room and storage space until the end of 2039. The lease transfers to the buyer with the sale; the current annual rent is €1,190. The lease includes an indexation clause of up to 3% per year. Rateva is responsible for its own electricity costs for heating and domestic water.

The building has a municipal water connection from Miehikkälä, which was disconnected when the building was vacated in 2025. The domestic water lines were drained and shower taps removed in autumn 2025 to prevent freezing. The piping was functional before vacancy, but the seller has no information on the system's current condition. The buyer will assume the municipality's receivables related to the water connection (approx. €6,000), which must be paid by the buyer at their own cost before any reactivation. There is no precise information on the condition or remaining service life of the domestic water and sewer pipes. The property has an electricity connection that can be transferred to the buyer with the sale. According to Kymenlaakson Sähkö's notice (14 April 2026), there are no encumbrances on the electricity connection that would prevent its transfer to the buyer.

The roof is a standing-seam metal roof, the windows have reached the end of their technical life, and the buyer should, given the building's age (built 1958), be prepared to renew the building services. Prospective buyers are advised to inspect the property carefully before making a binding offer.

The car shelter and bin shelter on the property were built about 10 years ago, at which time the main building's metal cladding was renewed.
