How to submit bids
The property will be sold by incremental bids in an online auction on the Huutokaupat.com website between 7 May and 28 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 28 May 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately on acceptance or rejection of the highest bid.
The enforcement authority reserves the right to end the sale or extend the sale period.
Bids made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under chapter 5, section 25 of the Enforcement Code.
If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must include the bidder’s contact details, the maximum bid amount and the Huutokaupat.com lot number to which the offer relates. The written purchase offer is binding and is subject to the same conditions as the online auction. Payment terms
Deposit
If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.
Payment period
The remaining purchase price may, if necessary, be given a payment period until 18 June 2026. The payment period must be agreed separately. If a payment period is used, annual interest on the whole purchase price is payable for the full payment period in accordance with section 3(2) of the Interest Act, from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after the offer is accepted.
If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out. The current default interest rate is 9.50%.
Buyer’s personal liability for the previous owner’s unpaid maintenance charges and defaults
The amount of overdue and unpaid company maintenance charges and other payments relating to the flat is €1,759.72 as of 16 April 2026. Under section 7 of chapter 3 of the Finnish Housing Companies Act, the new owner of a share is jointly liable with the previous owner for the previous owner’s neglected company maintenance charges and other payments referred to in chapter 3, section 2(2) of the Act. The new owner’s maximum liability equals the total amount of company charges and payments for the month in which ownership transfers and the five preceding months.
NOTE! According to the property manager, the company’s annual general meeting this year is on 18 May 2026 and the agenda includes taking the flat into the company’s possession; if maintenance charge receivables are unpaid for at least three months, a decision to take possession will be made.
If the flat has been taken into the company’s possession, the buyer, to obtain possession of the flat, must pay the receivables owed to the housing company under section 6 of chapter 8 of the Housing Companies Act. When the flat has been taken into the company’s possession, the new owner has the right under the Housing Companies Act to obtain possession before the end of the possession period once they have paid, with interest, all costs caused by taking the flat into possession, repair costs caused to the company by the flat, unpaid company maintenance charges and those charge amounts that fall due for the shareholder during the period of possession (Housing Companies Act, chapter 8, sections 6 and 7).
The buyer is responsible for ensuring that they perform obligations related to the flat towards the housing company. Bids in the online auction should be made taking these matters into account.
