Coastal plot in a prime location!, Kotka

A pre-divided building plot in a superb location right by the seafront is offered! The Sunila residential area designed by Alvar Aalto and the factory manager's residence, Kantola, are a few hundred metres away. The bay is visible from the plot.

There is a residential building on the plot with a log load-bearing frame that is in need of demolition due to moisture damage (roof leaks and a serious pipe leak have occurred). Electricity, water and sewer connections have been terminated. The buyer must allow for demolition costs in their offer. A demolition permit was applied for in late 2025 and granted conditionally (appendix).

The building mainly has a natural stone foundation, with some gaps between the stones bricked and plastered. Crawl space. Log frame (at least partly; the upper part of the frame is stud-framed).

The oil tank was removed in 2025; it had not leaked (inspection report available). The seller has no knowledge or suspicion of soil contamination. The city issued a notice in 2025 to repair the residential building's façades.

There is a water well blasted/drilled into the rock in the yard (the water has not been tested and is therefore not for drinking). The well is estimated to be about 6–7 metres deep.

As part of the sale, an access right will be left to the property 285-36-49-9, Viilarinkatu 7, using the east corner of the plot (right of way for passage over an area of approx. 20 m²), and a right to use the water well will be granted to the property 285-410-1-130, Lahtela. The above easements are not recorded in the easement certificate. Both properties are currently owned by the seller. No other easements exist.

The seller will pay the current year's property tax (property tax for 2026: €55.95).

The building is almost empty of contents; the old windows on the external porches will be removed before the sale.
