Specific terms of sale

The lot will be sold by ascending offers in an online auction on www.huutokaupat.com during 2 April 2026–26 April 2026. Participation in the auction

requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system availability.

The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. The notification period in Huutokaupat.com’s terms for announcing the auction result is not followed in sales by the enforcement officer. Notification of acceptance or rejection of the auction bid will be made as soon as the creditor’s position is obtained.

If it is not possible to submit purchase bids via Huutokaupat.com, a bidder may submit a written purchase offer to the enforcement authority, which will be included in the online auction as a maximum bid according to the automatic incrementer. The written offer must be signed and must state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com item number concerned. The written offer is binding and the same conditions as for the online auction apply. Offers must be submitted no later than 23 April 2026 at 16:15 to the Enforcement Authority’s Jyväskylä office, address Vapaudenkatu 54, Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

Buyer’s liability to pay

Bids submitted in the online auction are binding. If an accepted bid is confirmed, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

Payment terms

Immediately after the enforcement officer has notified acceptance of the bid, the buyer must pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.
A maximum of six weeks’ payment period may be granted for the remainder of the purchase price if necessary. Any payment period will be notified separately. If a payment period is granted, annual interest is payable on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer shall pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.

Application for title and payment of transfer tax

The buyer must apply for title to the property within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.

If the title application is submitted by the enforcement officer at the buyer’s request as part of the notice of transfer, the transfer tax return must be submitted and the transfer tax paid on the same day the notice of transfer is sent.

Transfer of possession and ownership

The buyer obtains the right of possession to the lot when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale.

The buyer obtains ownership of the lot on receipt of the deed of sale. The deed will be delivered once the full purchase price has been paid and the sale has become final.

Other information

The asset is seized and will be sold by a free sale conducted by the enforcement officer, following, where applicable, the general auction terms laid down in the Enforcement Code.

Buyers are advised to familiarise themselves carefully with the lot, the sales brochure and the attached documents before making an offer.

The State has a pre-emptive right to the purchase of the property if acquisition is necessary for national defence, border control or border security or for the supervision or safeguarding of territorial integrity (Act on the State’s pre-emptive right in certain areas 29 March 2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of the State only if a permit is granted (Act on the permit requirement for certain real estate acquisitions 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. More information is available on the Ministry of Defence website.

Appeals

An enforcement appeal against the sale and the actions related to or preceding the sale must be filed within three weeks from the date of sale. Information on the right to appeal is attached to the sales decision.
