Detached house plot, Söderkulla Manor residential area, K23104T1, Myrstenintie 4, 955 m², 239 m² building right, Sipoo

The Municipality of Sipoo is selling or leasing, at the seller’s choice of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. Each plot is a separate auction lot where bids can be placed. Bids may be made on several plots. Sales will be carried out roughly four plots at a time, every two weeks.

Plot K23104T1 has an area of 955 m² and a building right of 239 m². An on-plot wastewater pumping station must be built for this plot.

Adults who have not bought or leased a plot from the Municipality of Sipoo in the past five years may participate in the auction. You may bid on several plots, but only one plot may be allocated to the same party. If the municipality has already made an allocation decision for a person for a plot in the area, that person’s later bids in subsequent rounds will be rejected. If a person makes the highest bid on several different plots in the same bidding round, the winning bidder may choose which of those plots to accept. The remaining plot(s) will then be offered to the next highest bidder. This should be taken into account when bidding, especially when bidding in several rounds.

Plots will be subdivided into separate properties before signing the deed of sale or lease agreement.

If a plot is leased the basic annual rent is 6% of the winning highest bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but the annual rent will not fall below the basic annual rent.

After the auction finishes, the municipality will make a sale or lease decision in accordance with the winning bidder’s wish; the buyer or lessee then has six months to sign the deed of sale or lease agreement.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee remains with the municipality.

The municipality reserves the right to accept or reject bids made in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the signing clerk / the electronic property transfer service fee. The lessee is responsible for the electronic property transfer service fee if the lease is signed using the service.

Plots are located in a groundwater protection area; for this reason ground-source heat (geothermal heating) cannot be installed.

The area belongs to a regionally valuable landscape area. The lead designer must be qualified for demanding-level design.
