The City of Vantaa is selling the plot 11034/3 located at Viikatetie 40b in Hämevaara. The plot will be sold to the highest bidder. No minimum price is set in the bidding competition.

The property 92-11-34-3 is located in the Hämevaara district. In the local detailed plan the area is designated as a detached-house block (AO). One dwelling may be built on the plot. The maximum permitted number of storeys is two (II).

Municipal engineering and utilities

No municipal utility connections have been built to the plot. The buyer must construct them at their own expense. There are electricity and telecommunications lines on the plot that must be taken into account in construction and use of the plot. If lines need to be relocated, the city will not contribute to the costs incurred.

Right of access

Access to the plots is arranged as an access easement via the ET area to the street.

The entitled properties (92-11-34-2 and 92-11-34-3) are jointly responsible for the construction, arrangement and maintenance costs of the easement area to the extent they use the easement jointly. To the extent a property uses the easement area alone, it is solely responsible for the costs. The city will not contribute to any easement costs if one plot is developed earlier than the other.

Building obligation

The buyer undertakes to start building works within one year of signing the deed and to complete the residential building within three years of the sale so that the building is approved in a partial final inspection for use. The buyer undertakes to move into the residential building constructed on the plot.

Sale of the plot and other terms

The transfer of the plot follows the City Board’s general transfer principles for detached-house plots in force at the time of transfer, which can be found on the City of Vantaa’s website: Housing and construction / Construction and plots / Plots and land areas / City detached-house plots / Transfer principles, terms and prices for detached-house plots.

The plot is sold at market price, and the auction organiser has the right to reject an offer.

Completion of the sale requires a legally valid decision by an authorised official to accept the offer and sell the plot. The decision will be made within a reasonable time after the auction ends.

Before the decision, the buyer shall pay a reservation fee of €2,000, which will be credited against the purchase price. If the reservation is cancelled before completion of the sale, the reservation fee will not be refunded.
