A ready-subdivided plot with a detailed local plan in a superb location right by the shoreline is available! The Sunila residential area designed by Alvar Aalto and the factory manager's house, Kantola, are a few hundred metres away.

There is a timber-framed residential building on the plot in need of demolition due to moisture damage (roof leaks and a serious past pipe leak). Electricity, water and sewer connections have been terminated. The buyer must factor demolition costs into their offer. A demolition permit was applied for in late 2025 and obtained conditionally (see attachment).

As part of the sale, an easement will be left for property 285-36-49-9, Viilarinkatu 7, for access using the plot's east corner (right of way over approximately 20 m²), and for property 285-410-1-130, Lahtela, a right to use the water well. These easements are not recorded on the certificate of encumbrances. Both properties are currently owned by the seller. There are no other encumbrances.
