Detached house plot, Söderkulla Manor residential area, K23104T3, Myrstenintie 1, 893 m², 223 m² GFA, Sipoo

The Municipality of Sipoo is selling or leasing, at the discretion of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. Each plot is a separate auction lot and bids can be made on each plot.

Plot K23104T3 has an area of 893 m² and a building right of 223 m² gross floor area (GFA).

Adults who have not bought or leased a plot from the Municipality of Sipoo in the past five years may take part in the auction. Bids may be placed for several plots, but only one plot can be allocated to the same party. If the municipality has already made an allocation decision for a person for a plot in the area, that person’s bids in subsequent rounds will be rejected. If a person places the highest bid on several different plots in the same bidding round, the winning bidder may choose which one of those plots to take. The remaining plots are then offered to the next highest bidders. This should be taken into account when bidding, especially if bidding on several rounds of plots.

Plots will be subdivided into separate properties before the sale or lease agreement is signed.

For leased plots the basic annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but the rent will not fall below the basic annual rent.

After the auction ends the municipality will make a sale or lease decision according to the winner’s preference, after which the buyer or tenant has six months to sign the deed of sale or the lease agreement.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee will be retained by the municipality.

The municipality has the right to accept or reject the offers submitted in the tendering process.

The buyer is responsible for the transfer tax, subdivision costs and the fee for the deed attester / the electronic property transfer service. The tenant is responsible for the electronic property transfer service fee if the lease is signed using that service.

The plots are located in a groundwater protection area, which is why ground-source heat (geothermal) cannot be installed.

The area is part of a regionally valuable landscape area. The principal designer must be qualified for demanding-level design.
