Sipoo Municipality sells or leases, at the choice of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. Each plot has its own auction lot where bids are placed. Bids can be made on any of the plots.

The plot K23104T4 has an area of 804 m² and a building entitlement of 201 k-m².

Adults who have not bought or leased a plot from Sipoo Municipality within the last five years may participate in the auction. A bidder may place bids on several plots, but only one plot can be allocated to the same party. If the municipality has already made an allocation decision for a person for a plot in the area, that person’s subsequent bids in later rounds will be rejected. If a person makes the highest bid on several different plots in the same bidding round, the winner may choose which of those plots to take. The remaining plots will then be offered to the next-highest bidders. This should be taken into account when bidding, particularly if you bid in multiple plot rounds.

Plots will be partitioned into separate properties before the deed of sale or lease agreement is signed.

When leased, the basic annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but the rent will not fall below the basic annual rent.

After the auction ends, the municipality will make a sale or leasing decision according to the winning bidder’s preference. The buyer or lessee then has six months to sign the deed of sale or lease agreement.

A reservation fee of €500 is charged for the plots and will be credited towards the purchase price or the first rent invoice. If the sale is not completed or the lease agreement is not signed, the reservation fee will be retained by the municipality.

The municipality has the right to accept or reject offers made in the bidding competition.

The buyer is responsible for the transfer tax, partitioning costs and the fee for the certifier of the deed / the fee for the electronic property transfer service. The lessee is responsible for the fee for the electronic property transfer service if the lease agreement is signed using the service.

The plots lie in a groundwater protection area; for this reason ground-source heat systems cannot be installed.

The area is part of a regionally valuable landscape area. The chief planner must be qualified for demanding-level planning.
