The municipality of Sipoo sells or leases, according to the choice of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. Each plot has its own auction lot where bids are placed. Bids can be made on any plot. Plots will be sold approximately four at a time, every other week.

Plot K23104T5 has an area of 817 m² and a building right of 204 m² (gross floor area).

Adults who have not bought or leased a plot from the municipality of Sipoo within the past five years may participate in the auction. Bids can be placed on several plots, but only one plot can be allocated to the same party. If the municipality has made a decision to allocate a plot in the area to a person, any later bids by that person in subsequent bidding rounds will be rejected. If a person places the highest bid on more than one plot in the same bidding round, the winner may choose which of those plots to take. Remaining plots will then be offered to the next highest bidders. This should be taken into account when bidding, especially if you bid on several rounds of plots.

Plots will be subdivided into separate properties before the deed of sale or lease agreement is signed.

If leased, the basic annual rent for a plot is 6% of the winning highest purchase offer. The lease term is 50 years. Rent is adjusted once a year by the consumer price index, but the rent will not be lower than the basic annual rent.

After the auction ends, the municipality will decide on sale or lease according to the winning bidder’s wish, after which the buyer or tenant has six months to sign the deed of sale or lease agreement.

A reservation fee of €500 is charged for the plots; this will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease agreement is not signed, the reservation fee is retained by the municipality.

The municipality has the right to accept or reject bids submitted in the tendering process.

The buyer is responsible for transfer tax, subdivision costs and the fee for the deed witness / the service fee for electronic property transfer. The tenant is responsible for the electronic property transfer service fee if the lease is signed using that service.

The plots are located in a groundwater area, which is why ground-source heating cannot be installed there.

The area belongs to a landscape area of regional value. The lead designer must be qualified for demanding-level planning.
